Retirement simplicity: Fewer financial obligations as I transition out of the military.Questions for the group:1.

I was heavy in RE but sold most in 2021 and appreciate the simplicity of a Vanguard TSM account as I head into the last 5 years before retirement. 

Simplicity: TDAs require minimal effort after initial setup, making them attractive for those seeking stress-free investment.For investors like myself, seeking both stability and growth, combining a TDA with real estate investments creates a diversified portfolio.

I like the simplicity I get from VRBO market maker and can use that to set my rates through Host Tools.  

Can you explain the mechanics.I think in majority part it's really about simplicity. 

You can't beat the simplicity of an S&P500 index fund.

That said, the fewer units a property has, the easier it is to manage, so smaller multifamily properties can offer a good balance between cash flow and simplicity.

I'm thinking of selling my personal residence on a wrap, but I wanted to see what you thought about these approximate numbers (rounded for simplicity):$140k sales price$30k down payment from buyer$95k owed on my existing mortgage @ 4.875%$550 P&I monthly payment ($650 w/ taxes and insurance)Seller finance the $110k left w/ a wrap w/ a 3 year balloon.

Take this example and remove the LLC as a part of this conversation for simplicity.

However, what if you prefer simplicity, limited risk, and are living off of the income?
