Look for properties in the same (or similar) neighborhood with the same size and amenities.

I’ve been diving into larger parcels, seeing them as more versatile for future projects, and exploring the potential for mobile home parks specifically.I’d love to hear from others who’ve made similar moves or have experience with larger tracts of land.

They aren't in a hurry and I've looked at similar units sold in this neighborhood and they're asking a very fair price.

That make 5 student housing and 5 multifamily properties that have similar distress like suspended distributions and a severe lack of communication from the Sponsor.

My best recommendation would be to find someone who is doing something similar to what you hope to do in the space and have a coaching call or two.
