A dying breed we are in this day of working 'on'your business. 

If the pet is not a full breed, the screening process ask what the primary/dominate breed is followed what is the secondary breed.

If the inexperienced investor knew how much work, effort, time, analysis, negotiation, organization, capital, and knowledge it takes to successfully find, identify, evaluate, and close on a property that fits the criteria that gurus falsely claim they see 100’s of every day, 99% of them would abandon their real estate dreams” and pursue ostrich farms, mink breeding, or setting up a “down line” to sell condensed cleaning products that their “upline” has an exclusive distributorship on for the southwestern quadrant of Bisbee, Arizona.  

Often times moving too fast with a limited margin for error can be a breeding ground for bad days ahead.

We allow cats, and we also allow small dog breeds.

I’ve only had one prospect attempt the ESA dogs and then found out that they are a breeding pair and just had puppies.

This is a different breed of investor.

If i'm okay with the breeds then I charge a second pet fee (usually half of the original pet fee).

Tell them it's mandatory.Make sure you are named as additional insured to protect your interests but also if they let the policy lapse you will get a little post card in the mail from Lexus Nexus or a similar company saying the policy is lapsed or canceled.For those that allow pets - have them get a renters policy that does not have a dog bite or dog breed exclusion.

My take so far is that none of the programs are the best of breed, but many integrate with each other so work really well.
