BRRRR is not a great strategy in most markets now because inventory to buy is low so you have to pay more which shrinks your mini-renovation to rent ratio due to rates as well.LLCs are of no use to you now at all unless you are going to run a business through it before investing in real estate for two years.

@Irene Morgovsky what you are experiencing is that rents do NOT increase linearly with property values.Or look at it another way, the pool of renters that can afford higher & higher rents, shrinks faster than a corresponding pool of buyers.You could look into making it a short-term rental to try to improve rental income, but:1) Is it allowed in that area2) STR rates are coming downYou may have to accept "negative income" or sell.

There's likely submarkets in Vegas that trade lower, my understanding is the Henderson submarket is really desirable, so I imagine those cap rates are starting to shrink as I've heard Vegas getting lots of outside investment
