I'm looking to sell my first home, which I've been renting out for the last 2 1/2 years -- I first contacted my property management company  for seller services, and they initially wanted a year exclusive selling rights.

If you really don't want the stock account any more and are willing to take the tax hit, why not just sell it and leave the cash in your account? 

Now I'd like to sell.I originally wanted to put apartments or several houses, but not anymore, cuz I want to do more hiking, biking, and Netflix-ing, and less scheming.So do I sell as a rental property or as land?

My main question is should we wait the extra time so we can hold the property longer or should we try and sell this year, take the profit and scale quicker.

Hello @Ryan Johnston,The decision to keep or sell a property isn't just about its current performance.

So I wonder if I can sell my home in Idaho, purchase the new one under my personal name, then how many months or years must pass before I can setup an LLC as the owner of my primary residence, or if you think that will be a good idea? 

Or what your actual return on investment would be if you continue to rent vs. sell now.

Selling vacant is easier, but if you can't/don't want to vacate the property investors will still look at tenant occupied homes
