If you have an IRA LLC the custodian is not involved in the IRA obtaining financing including a refi.

Keep in mind this is a self-directed account and most are not.  

They specialized in concrete tilt up, but did a lot of time and materials work for a self made real estate tycoon who owned a lot of Federal Way.Along the way I got my CPA license and practiced in several differing sectors including doing some work with low income housing projects.As far as my start in RE, it was with buying my first personal SFR and later moving to a new residence. 

I am looking for ideas on locating an equity partner who can provide collateral for a commercial loan to purchase a self storage facility.  

Cash from self directed IRA accounts How did you add value to the deal?

All of our self-storage run at basically 100% occupancy except for our most recent addition. 

Or take the 40% hit now and put the $54K into a Roth IRA and do something similar.Best of luck!
