  $125,000 - $40,000 = $85,000 less realtor fees to sell it, and will a lender finance it in it's present condition.Also, those pier and beams go out of wack all the time and maybe just adjusting them will fix it.Some of the older homes are jacked up with all kinds of automobile junk yard scissor jacks and Auto Zone bottle jacks, piles of rocks, stacks of 2 x 4's on grade, wooden shingles, tar shingles, etc... vs proper peirs.So maybe one of the renters (or one of their friends) crawled under there and removed the jacks to use on their car repair or sell at the pawn shop for beer money and now the floor bounces.Meaning get a 2nd opinion from a pier company (that's legit, has an office and a website, etc...) and have them confirm the ROT--if any.Because the floors do rot (sometimes) and also the piers go out of wack and sometimes also sometimes disappear into thin air--and no one knows what happened to them.Getting a 2nd opinion on if there is rot--with cell phone pics of it--would be smart--if none then adjust/replace the jacks.Good Luck!

Suffice it to say that any gas utilization equipment found to produce elevated/unsafe levels of carbon monoxide in flue gas is normally considered sufficient grounds by the gas company to shut-off gas to the property in addition to 'red' tagging gas utilization equipment responsible until such time the condition is addressed and no longer considered a threat to the life and safety of the building occupants.CO Poisoning Goes Virtually Undetected in a Professional Office EnvironmentIt's a cold, sunny Saturday afternoon in February and I've been given a reprieve in the weather thereby allowing me to use an outdoor scissor lift to safely access/observe a flat roof 24-foot above the finish grade (pertaining to the property for which I have been hired to conduct a PCA) without having to contend with rain/snow and below freezing outdoor air temperatures preventing a visual inspection of the roof much less conduct a higher level due diligent assessment of package rooftop units since gloves cannot be worn as they tend to interfere in attempting to access hidden system components such as air filter elements, blower fan motor assemblies, serpentine tube heat exchangers, etc. typically concealed from view in conducting a baseline PCA.

If there is/was little insulation in the attic (the ceiling joists are exposed above the insulation), you would have cooler/warmer temperature along the bottom of the joists which could both cause moisture issues and may have affected how the smoke particulate stuck to the ceiling.If you take the pointed tip of a knife or {one blade} of a pair of scissors and {gently} press into the drywall along one of those lines, is the drywall hard or does the knife tip slid in fairly easily?
