Our plans have been stamped by County Planning, Fire Protection District and Central Sanitation, and we're currently under review with County Building.

With my worst guest who made the hot tub look like a cess pool, the hot tub was still cleaned and sanitized and ready for the next guest within that turnover window.

Sanitation department has brush pick up every week.

Although I was able to rectify the sewer issue the tenant would not allow the restoration company to come in and remove contaminated material, sanitize, and dry the place out.  

That is by definition of a dwelling unit from Article XII in the Land Development Code which I have included below.Dwelling Unit: A room or groups of rooms forming a single independent habitable unit that is used for, intended to be used for, or may be used for, living, sleeping, sanitation, cooking, and eating purposes by one family only; for owner occupancy or for rental, lease, or other occupancy on a weekly or longer basis.A dwelling unit shall contain an individual kitchen, as defined herein, sanitary and sleeping facilities.

The deals I am looking at will cash flow $800-1200 with all of the numbers ran and homework done, ie. electric company sub-metered, sanitation, and water.  

He also told me the fly infestation were bottle flies and were a sanitation issue.

Market rents for a 2 br are around 550/mo with tenant paying everything but water/sanitation.

Black mold which is more than probable in most situations with severe water damage will require substantial amounts of gutting and sanitation.
