I didn't get my money's worth from MFM.Update: Nov 2024- they have restructured their program to have 3 paths: acquisition, capital raise, or underwriting - and have a 12-class program for you to follow for each path (what happened to asset management??).

Hey Becky,When you sell the property, the LLC will still technically own the property until it is formally restructured, so you will need to amend the LLC’s operating agreement and update its ownership structure to reflect the change, ensuring the absent partner’s interests are properly dissolved, and taxes are handled accordingly.

Depending on their financing scheme , most of them needs debt restructurization after year 4 or 5 which means LP losing money.everyone buying with sub cap 4 , they have to exit , banks want the money , they want exit with cap 4.5 ; buyer like us is asking for 5 cap.The only way they can survive is by the fed cutting rate next year or there is massive debt refinancing deals given by the banksThat's not correct at all, I get where your coming from and for the "novices" it's almost certainly true, but not remotely accurate for the professional, proficient syndicators.

We have one right now we are in where the borrowers loan has matured and they as part of the restructuring want to convert the loan to a 30 year fixed loan at 1/2 the interest rate of the current loan.

Technically, you're using equity which is better to pay off in debt so restructuring could be good, but you need to really look at the returns.
