The property is a full rehab, possibly more, and originally had restrictions from Freddie Mac requiring buyers to live in the home for at least a year, so I initially passed on it.

Personally, I wouldn't spend money on an attorney because 1) I think the covenants/restrictions can sensibly be used against STRs and 2) because the HOA potentially has deep pockets if the officers decide to fight because they can pass the cost of the fight to the home owners.I would reach out to the officers to get their sentiments and to plead my case, and I would start building my case with the other homeowners.

They just don’t see enough of these deals to feel comfortable with them.That said, I’ve had more luck with smaller regional banks and credit unions.. especially those that cater to higher-net-worth individuals.

So I am not very familiar with PadSplit @Najhae Robinson.All I know is the neighborhood backlash, the nightmare stories and the like.I have heard nothing positive about it.Oftentimes they violate the STR restrictions in cities because they will rent to anyone for any length of time.I would never look at this as a business model personally.

Keep in mind that when you are licensed as an agent, wholesaling can be restricted or disallowed by your brokerage so you want to check there first.

In the Bay Area, most HOAs actively restrict less-than 30 days rentals in CC&Rs, and can have % rental caps on units which may make MTRs difficult.

I think identifying these markets that have a history of vacation rentals (so STR regulations are not worried about), near State or Regional Attractions (alot of national attractions may be priced out but not all), while also being affordable for the average STR investor.
