I don’t understand why everyone gives so much anxiety to the due on sale clause.

We are excited, at times frustrated, and have a healthy level of anxiety, but all of those elements were expected from the start.I'll try to keep this thread updated, as it has always been helpful for me to read others' experiences.

I also have connections with a couple of great property management teams that would alleviate that out-of-state management anxiety. 

That is not a benefit for you, nor any kind of evidence that they are worthy of becoming a resident.That issue aside, I would not allow someone with a recent eviction on my property unless the "unfortunate circumstance" was unlikely to recur AND they otherwise have a strong historical track record of making payments AND they would put down a very large security deposit.

I have a bit of anxiety when it comes to meet ups/networking, so I have a difficult time convincing myself to go, but I am working on overcoming this weakness. 

Unfortunately there's a lot of alarmist/scare tactics utilized to upsell these services that do nothing but generate revenues for those who are selling the service and often leave the clients with recurring expenditures i.e  annual maintenance costs.
