When I listed concerns of flagrant lease violations, gone unchecked (derelict vehicles, unregistered large breed dogs who are not picked up after, garbage scattered out in the yard, piles of debris; old tires, tv, kitchen sink, broken wheel barrow, all sitting out in plain sight for a month or more), wash machine drain hose running out a window and draining into the lawn.

I definitely think a "crash" is in the rear view mirror in our local market.

I revitalized the front and rear lawns, fully updated the kitchen and bath, along with new flooring, paint and the works.

We created an open concept kitchen to open the space up, added a new rear porch, removing the enclosure and fully renovated the interior.

While I believe I operated with many of these strategies and tactics EVENTUALLY, I spent a long time “spinning my wheels” early on when trying to negotiate before establishing a rapport.  

IMO: It looks like regulators were asleep at the wheel here, just like they were concering the big banks and derivative providers like AIG.Whew, ok background done….

I'm not looking to reinvent the wheel.
