I have been reading the online resources about getting started, searching the market, and even doing tours, but I am hesitant to jump in and buy a house as I have quite a large amount of student debt.

Second, the post reads like a promotional marketing piece with 95% stating how great the sponsor is and how successful their investments have been, while very little is stated that specifically addresses the particular investment the OP is concerned with.

I have been listening to bigger pockets podcasts for a few years now and have read a few of the books by David Greene, Brandon Turner and Dave Meyer.

Reading the books and listening to the podcasts makes it seem easy to identify the market.

Then my wife coincidentally bought Rich Dad, Poor Dad and after reading it, my perspective has changed dramatically.
