My gut reaction would be that price is high (granted I don’t know the area at all).But if it has been sitting on the market- which it was listed in 2023 for close to $200k less and did not sell my guess is price is the factor - while offering owner finance - it’s only good if it could still provide great cash flow while not overpaying.

I'm not doing section 8 yet.I've posted only one of my properties on Zillow ones just to see the people's reaction and I had a bunch of section 8 candidates, the highest voucher I see was a lady with $1,150, I had the post for half day because they blow up my phone lol, with that said, I'm not sure if numbers are accurate.now I have a guy that finds me tenants and is working well, he is also my handyman.

I’m trying to get a better understanding of the unlevered IRR hurdles SFR / BTR investors have for value-add improvements.By "value-add improvements" I’m referring to upgrades made to a property that increase rent or purchase value, often including kitchen remodels, bathroom updates, solar and other energy efficiency improvements, fresh paint, a new garage door, finishing a basement, adding a deck, and updating flooring, to name a few.I’ve been hearing a lot of different reactions to this question the last few months.
