Typically I see a statement included to the effect (paraphrasing here): "any owner can provide 30 day notice of proposed repair/maintenance/improvement and then any other owner can respond.

In our experience, the #1 mistake owners make is ASSUMING all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY.

I definitely want to stay clear of anything that could trigger fines or compliance issues, so your point about STR activity in communities with rental caps makes a lot of sense.If the documents don’t spell out any restrictions around owner-occupied MTR/LTR setups, I’ll look into the roommate or owner-occupied lease option you mentioned.

Often, they cannot even talk to owners that they are currently working with, not to mention potential owners.

Once ownership is transferred via foreclosure the owner can file for eviction against any occupants including the previous owner. 

Are there any honorable PMCs in the Omaha area that actually try to protect owner margins?
