And just wait for the answer, and what ever they say you might reply with your value proposition like, “mr and mrs seller, as a new agent I will only be working for you, you will be my one and only client and I will dedicate my every waking moment to sell your home, wouldn’t you want this much dedication to you and your home?”

Going into the unknown and buying multiple SFHs/duplexes or an apartment complex OOS and my property taxes will skyrocket (property tax is reasonable thanks to Proposition 13 in CA).

The fact of the matter, as @Jay Hinrichs said, is that it *is* an either or proposition at least in the season of growth.

Contrary, as long as I can make my mortgage payment, I'll keep the house, even if it is underwater. In this example (which is based on current market conditions), I like microsoft unleveraged better than real estate, but if rates go down to 4-5%, I find an underpriced house, or an area which I expect to have above average appreciation, real estate then looks better. The second reason to invest in real estate is there is a lot of value add propositions to increase returns (closer to running a business than investing).

Two people suggested to me to sell the Bay Area SFH which has a lot of equity to buy an apartment building OOS or multiple SFHs/2 to 4 units in an inexpensive location (Midwest, parts of the South) to cash flow more.I'm glad I didn't take that advice because that California SFH would be gone, which has a relatively low property tax base (max of 2% tax increase a year due to California's Proposition 13).
