It's easy to play the what if senario over in my head over and over again, but I've shifted from "What if" to "What's next"!

It is my understanding there are multiple investment vehicles in play. The

You don't get better roi -- build a nice monthly income with a couple props in this realm and then move on to a "better" area to play the lower returns hopeful appreciation game - or consider single family, flipping etc.  

It's good to hear that you want to play the long-term hold game as that is how you'll ultimately build equity.  

I personally would always play the role of GC myself.

You keep a buy and hold portfolio and you trade another portion to play the volatility.

Ultimately, it depends on whether you want to lock in gains now or play the long game.
