Its why I always say take 50 to 60% of your gross rent.. whatever is left over you pay your mortgage if any. and that should be about your cash flow within a few bucks.. if you do better that's great.. but this is not rocket science big napkin math works just fine for these SFRs CM as much as we like to think this is a big deal he is just a pimple on the industry..

If your occupancy rate drops, you may able to patch the damage by trying other platforms but this will further decrease your ranking on the system in the future.
