It definitely helps; but the IRS looks at other pieces as well including occupancy permits, extent of renovation, etc.

None of those require building permits it could be a win-win. 

Check with the county about permits and what is allowed.

But it's probably worth getting it permitted assuming it appears to be done right.

All bedroom have closets and door however it wasn’t permitted through county and the septic tank isn’t fitted for a 5 bedroom house.
