Major items include converting an office space to a full bath and walk in closet, existing bathroom renovation, new deck, add a new driveway and car port, kitchen renovation, new flooring, new windows and doors, paint, replace siding, replace roof and add some curb appeal.

This means for larger ticket items they will cover some maintenance or repairs on them. 

The other important items are contract terms (including draw schedule, scope of work and timelines), consistent follow up on progress, & paperwork (estimates and invoices) for change orders - they will undoubtedly come up as no construction project goes precisely as planned or has zero hidden or missed task items that will need to be completed.Time is your enemy on all flip projects so hiring the right contractor who can deliver the services in an efficient manner will often be more beneficial to the flipper than a lower priced contractor and/or a poorer quality contractor.

So far I've had 2 maintenance items that I forwarded to them.

One key item where I think real estate scales (might also increase risk) is to have them in the same area.

And in cases where the pin is in another name does this mean that if I purchase it through repo I will not be able to stake claim to the property or will it simply just be an eviction on my part (I understand no one can tell me specifically on these items I am just looking for advice)

The itemized damage estimate that my insurance provided me lists an Actual Cash Value that is 15% higher than my Dwelling A Coverage. 

You'll also need $10k-$20k for closing costs and other items on normal loans, as well as 3-6 months of reserves (PITIA) for the majority of lenders. 

The most important item is location.
