If you buy a fix-and-flip property and use a hard money lender to fund it (your LLC as the borrower), why would the bank ask for a personal guarantee?

Does that fit your personal criteria for a return you'd like to get on your investment? 

Don't be so quick to indebt your paid off townhome until your learn creative financing and review all your options.

Was it real property or personal property?

If you paid all cash, you paid full price for the property, and the cash flow, any amount of cash flow, is only playing catchup.
