My Edreco, I want to stay optimistic, but after 20 years in the business, I see a few concerns with your strategy—especially buying condos.

I personally have been an investor in Chattanooga since 2021 and the market has shown tremendous growth and strength, and I'm super optimistic for the future.

I like  to be an optimist in general but be pessimistic of every area(until you've done your DD) . 

Am I being overly optimistic, and if so, why?

Hey @Anthony Sigala many folks might be optimistic about this rule but the "rule" was created during a very specific and particular time in real estate as a way to help newer investors have a framework on how to approach rental properties without going in blind.

The area’s affordability and Huntsville’s overall growth leave me optimistic, but time will tell.For my next investment, I’m thinking about buying a single-family home or duplex in the Midwest—Cincinnati is at the top of my list.

I’m very optimistic about Detroit’s future, but let me give you some context.

They “optimistically believe contacting an attorney is the same as engaging an attorney; that engaging an attorney is the same as sending a demand letter; that sending a demand letter is the same as filing a lawsuit; that filing a lawsuit is the same as obtaining an injunction; and that obtaining an injunction is the same as winning a case; and that winning a case is the same as perfecting a judgement; and that perfecting a judgement is the same as collecting on the judgement.  

Financial success/independence requires your to be paranoid and optimistic at the same time.

I really appreciate the advice of everyone, but I always feel like BP is way too optimistic about everything.
