It is common and customary acrossa almost all rentals except some A class office to pay your share of utilities.Now you can make whatever arangment you'd like and work it out however you want with your tenant but if you are going to "share costs" I'd suggest keeping the utilities in your name, and then "back billing" the tenants for that share of their usage, but again thats a lot of work for really no gain in my book.My recommendation would be to simply have the tenants pay all utilities. 

The only way to know if your idea is worth doing from a wealth building standpoint is to do the math:  What is the cost to acquire?

@Maria Murphy my # 1 idea for this is the Costa del Sol but it's not the only area.

The commercial office space is owned by my LLC.

Obviously, we need to focus on who we elect into office and fight for the rights on zoning, even though you get negative feedback for density and ADUs.

(Just giving an example of MF in a rural idea setting, not all programs require all tenants to work on a farm).

I have my offices for our restaurants/real estate in the fourth unit, since it was a commercial space.

It's good that you have two ideas to start with.
