Sounds like strategy call would make most sense to see what your goals are with REI and being an agent to determine if the organization I represent aligns with the direction you are looking to go. 

Just because a seller is willing to do seller financing doesn't mean they will sell for a price that makes sense to buy.

Sometimes it makes sense to pay the gains if there are not adequate replacements.

I have reached out and spoken with the HOA management property manager myself, and just keep getting BS excuses and no sense of urgency on this matter.
