It tends to hide marks better.Walls: Neutral tones like SW Repose Gray, Behr Swiss Coffee, or Moore Classic Gray are renter-friendly and modern.Trim and Doors: Use a crisp white like SW Extra White or Moore Chantilly Lace.Accent Walls: For a touch of style, consider an accent wall in soft blue-gray. 

I love that these homes are in class A neighborhoods, I have seen this strategy work out for investors before but they were at least cashflow neutral. 

I would suspect once investors digest the higher rate environment and some of the hurricane damage is moved inventory will settle out in neutral territory. 

I looked at the wiring and it looked good , but it was a floating neutral somewhere else , I turned off the breaker ant told them to get a Master electrician out there . 

Mostly a single ADU added in a single family zone area will add less value than the cost of the hands on addition.Depending on the financing my underwriting with a high LTV (80% LTV) for $200k would be cash neutral at a rent point at about $2200 when allocating for all expenses without including any land value.

If you believe that to be true then simply ask the escrow officer to forward it to the Seller they will have sellers contact info and they are a neutral party..

That point was pretty neutral when polled so it is something to watch for.  

If you use a neutral color you only have to use one coat most of the time.

It is a good deal.If you have a cash neutral property, the tenant via the rent they pay is paying the property tax, insurance, mortgage (principle and interest), maintenance/cap ex, vacancy, PM, and misc.
