Depending how much of the neighborhood is a hot zone for renting rather buying, and which Property type is performing better than the other (meaning 1bd 1ba 2 floor renting out faster and much more consistently than a 2bd 1ba 1 floor), you can make your choice of those factors as well as other ones that impact your decision for what you wanna do with your investment.

If the community is well-managed and there’s good rental demand, a condo could be a solid choice.

For what you are trying to achieve you'll want to stick to the suburbs and a few choice neighborhoods on the West Side of the city.

While I can't speak for the other markets, Columbus is a solid choice as an investor myself.

While short-term rentals in areas like Kissimmee, Florida, can pay for themselves and offer lifestyle benefits, the ROI typically doesn’t match what I see from my traditional portfolio of long-term rentals in North Texas.That said, short-term rentals can still be a great choice, especially if you're drawn to the area and the opportunity to combine personal use with investment income.
