@Tim Ryan  there is a remote chance that you will get that unicorn tenant that stays in the home for years does not have a bunch of kids that trash the place.. that can happen... however these areas are transient at best..one way to see that is look at all the disconnected dish TV lines many of these homes will have 5 to 10 of those that means 5 to 10 tenants in a 5 year period or less..STRONG property management does not specialize in hood properties.. they lose their butts on these rents are low.. much tougher to collect and simply not worth the drama....

They do 2 jobs...e.g one job and then Uber or Skip the dishes so they are never really at home but about 10 students living there so 2 per room.

Vacationers are starting to go back to hotels as Airbnb fees have increased and they don't want to deal with cleaning dishes on top of paying cleaning fees.We stayed in a nice vacation rental on the Oregon Coast and there was evidence that kids or homeless were hanging about when it was vacant.

Example of overcharges included* $300 for cleaning windows and cabinets after entire house was professionally cleaned* $80 to replace HVAC filter after entire HVAC system was replaced* $700 for a small list of punch items - 2 door stops, raking backyard, removing satellite dish in backyard and trimming bushesAfter terminating relationship, owner decided to send a termination charge for $450 (contract does stipulate it) - even though the company has not done squat and never placed a tenant and already charged so called 'set up' fee of $300..
