My number one piece of advice is finding a group that you can attend online or in person to keep you motivated and accountable to your goals. 

I wouldn't go into it with any preconceived notions of what the owner's intentions, situation or motivation may be.

Setting ambitious goals keeps me motivated to grow and enhance my investing portfolio.

Keep in mind a fulfillment company might rep  Tony Robbins and other motivational speakers and rep your wholesaling guru or fix and flip guru like Tarik and his X wife were doing.. 

A motivated seller could say anything to close.

We have family teams in place in both markets of Texas & Virginia and source deals on/off market through agent referrals, cold calling motivated sellers and PPL.Well, if you get more deals than you can handle and they’re too good to be true I have a friend in San Antonio that buys properties I might could point you to. 😇 

However there can be no motive of lessening a tax burden. 

Every time you toss the coin, the experiment starts over. 50/50 every time.Not because you send out 3000 mailers does it mean you WILL make 1 deal.If you have a motivated (enough) seller in your list, sure, perhaps... but who told you that if you send 1000 mailers there is one motivated seller, in the mix, and if you send 10,000 mailers you have 10 motivated sellers in that list?
