Is there a strategy to do a BRRRR with little to no money out of my own pocket?

Is this a wise decision to use a HELOC on property number one that only has 20 to 25% equity in it to fund a down payment for a live in house hack in multifamily property number two?

They require all cash to buy so the people there have money.

My wife and I are new to this and are saving for our first property our goal is to start looking for properties in November 25, we have a couple questions, would it be wise to invest out of state for our first time investment (we do plan on physically going to see the properties to potentially invest in) ?

It might be wise to sell it just from a management standpoint and reposition the money into some index funds and maybe another property in NC.
