If the separation of funds was for asset protection (in this case there was another reason), it is my belief that an umbrella policy is easier than trying to maintain separation of assets especially when the property has been purchased with individual’s money and financing.  

I am a firm believer that most of the reason is between our ears, and the potentially crippling self limiting beliefs are the biggest problem.

There's a common belief that your tax person should also be an investor themselves.

I am also of the belief that if a property cannot produce $1500-2000+ in rent per month, you're just going to have a hard time covering capex.
