Scott,  @Steve Vaughan is  one of my all time hero's on BP and someone I think gives the absolute best advice on a realistic methodology for attaining this mystic financial freedom from RE .

In the one-hour YouTube videos, Santarelli reveals the secrets to his revenue-generating methodology.

My concern is that I disagree with the methodology, and could use advice / specific use cases to build a convincing argument for the review board that you can't redefine use until it has been done.It's a single lot.

Without boring you with methodology, the result of an in depth study, leads me to believe that this is how gentrification starts.

I'm interested in using the BRRRR methodology. 

I don't particularly love the methodology for this cycle, which is reflected in Sam and I are doing things very differently, but this is a matter of opinion.

Not saying which transactional methodology is BETTER, just pointing out the difference.  

Furthermore they teach you outdated methodologies that may have worked 5-10 years ago.

If its that hard to find comps, I would probably have them hire an appraiser because they can use less than ideal comps and better adjust for the differences and also have a methodology and rationale for how they chose the comps used and how they adjusted.
