Using a heloc as 1st mortgage really only has a major benefit if you have idol cash sitting around from your paychecks. 

I do not recommend someone who has never owned real estate to do a fix and flip as real estate is challenging and cost prohibitive, I recommend if never owning real estate to start with an asset that does not need major repairs. 

I am curious if anyone has had any success using this product.

Hi Dean - we had access to a DSCR product until a couple weeks ago - it's currently paused, per my conversation with one of the loan brokers I work with. 

These names frequently come up in investor circles because of their reliability.Speak Directly to Their Team: Legitimate lenders will have knowledgeable representatives willing to explain their loan products and processes in detail.

When you go to a Bank or Credit Union, they can only offer you what products that bank or credit union offer. 

It's a relationship game more than anything, so if you're building strong relationships with them and providing a consistent product, you'll be golden.
