Not sure how localized this forum will be, but I would go to propstream, put in exactly what you want and then call, mail, email, or text them.

There are obviously other methods such as direct mail, PPL, PPC, SEO but some take a lot of working capital or a lot of ground work or sometimes a combination of both.

As you probably guessed from the unpaid rent, the tenants did not leave a mail forwarding address that I could serve them court papers at.

They will have additional costs for mailing & online campaigns to get leads.

It's pretty common practice to have something like that in a property management agreement, and if it falls under that limit they're going to pay it and not notify the owner except in regular monthly updates because it is below the threshold of what is an ordinary expense in the course of business.

You would need to notify them in writing that you will not be expending their lease and they will not be transitioning to a month-to-month lease. 

Why do they have to notify you if they will be gone for more than 24 hours?
