I was offered LTV of 54%, 6% rate from a commercial lending institution but that LTV isn't feasible for me and was definately a lower LTV than I expected.

Syndicators advertise for people on Facebook and other sites because most cannot raise institutional money as to raise institutional money they need to have audited financials, a due diligence report done on them by 3rd party to start.

Basically, the big lending companies like rocket and quicken have pushed the home buyer away from local banks and that in part changed the market.
