I had a good friend who went into the ATM business back in 2015 did it for successfully for 5 years and sold the business for $2.5MGreat business to show constant deposits as a business and as a SE 1099 or W2 business to help buy real estate.

If you’re leaning toward appreciation, Jersey could be a good play, but if cash flow is more your thing, grabbing some SFH or smaller multifamily properties in the Midwest or here in the SE with cash could work well too.

We all have short memories lots in that part of SWF have been a yo yo in values for decades when the market is hot they go up when it cools they drop to 5 to 20k per lot.  08 09 saw builders in those market go poof.. builders from SE flooded there built a ton of inventory and could not sell it in the GFC I was buying brand new houses at foreclosure in 09 for 30 to 50k each.
