With a loan, a person takes on a Debt Obligation. 

Is your LLC authorized to incur debt without Investor approval? 

Completely agree it is better to wrap private debt without due on sale clauses. 

Combine that with some government austerity and the debt issue improves.

So, to try to go a legal route because they might have fixed something a little over the limit isn't going to work.You will have to face that you selected someone that was not the right fit and be more hands on.

That is why it is hard to get regular real estate loans on assets valued so low, the cost of the refinance makes it so you are paying higher than they can legally charge you percentage wise.

I used $80k to pay off personal debts and $50k to remodel it by myself with my two hands.

The only question is: is this LEGAL?
