To your original question Karen, as private lenders you are going to get deals where borrowers have low credit scores or are in tricky financial situations.

Nope Its super hard to shut down a "Sober Living Home" due to ADA and fair Housing.  

I've been approached by a couple of sober living facilities and would perhaps prefer an independent living provider if possible (with 4 units in Cape Coral it's categorized as commercial so all ADA requirements, fire safety, etc. have been provided).

They did not request anything needed, and the home was not advertised as ADA accessible upon their move in.

I'd pass up on an ADA home unless I'm an ADA patient.
