@Frank Patalano I currently live and work in Japan but am interested in purchasing small multi family.

My family is in the initial stages of a move to Japan and  applying for a business manager visa.

Unfortunately, I now live in Japan and it seems like selling the HI property will attract Japan capital gains tax, regardless of US 1031 exchange rules. 

I plan on doing long distance investing since I’ll be deploying to Japan soon! 

The prior prop mgr told me the owner lives in Japan.

Also might be worth mentioning, my wife and I will be inheriting a couple apartment complexes in both Japan and the US.

I ended up getting a 200sx se-r and naught a front clip of a Nissan pulsar gti-r from Japan.
