I agree with @Isadore Nelson, there will be an initial sting due to to the IRA transaction but with quick math at 8% your 60k will generate about 4.8k in year one, in 4 months at 1.3k you've already eclipsed that, their will also be a larger tax for passive income and an initial penalty from the IRS, but it won't erode the 8 month difference let alone the yearly compounding effect.

Maybe try friends, family, or other contacts you may know with a self-directed IRA. 

It will pay for itself in 3 years.Best of all I'll never pay any tax on this income because my ROTH IRA owns the house. 

IRA/retirement account?

Go find some people who have fairly small self directed IRA's and give them a fair return to be in 2nd position.

I currently rent and am very frugal , no debt, drive a used car, have a roth ira etc  I have an opportunity to get a 1980 4 bed 4 bath ranch duplex ,full basement , one car garage per side,, new roof, original mechanicals duplex from a family member off market in a solid B to B+ area/country setting 1.5 miles outside of east side of city of 150k people.
