So being equipped to do the job is most important to me, and if it is completely invisible to the rest of the house I see no benefit in making it look nice any more than I would worry about decorating the shop or garage.

maybe you're losing a few hundred in cash every month, but i'd be willing to bet the appreciation, debt paydown, and tax benefits combined are seriously outweighing that. you could look at this like putting the negative cashflow every month into an invisible savings account for the future, like a retirement account. this obviously only works if you can comfortably lose that cash every month. you could also consider not renewing the lease and doing STR or MTR in that property?

There are some properties I would look at that almost break even and think its nothing more than an assets under management fee and some I would run screaming from.And I agree with your plea to pay attention to the long term not-so-invisible expenses, might not be happening here.
