So for the next 10 year growth company has to look for talent around Dallas, Milwaukee, Austin,MN, Ohio for job growth.Office space while crshing it would not impact residential but it would affect the banking sector especially Regional Banks, so when Bank collapse like SVB in March this year the gov. has to intervene again, we would see how big the situation would be in 2024 if it ever happen.As for the Fed, it's sign they don't do good job as they raised too high too fast and we alrady see default cycle is happening nationwide...

Your calculations are spot on I just had a bid on a Hud property which turned out to be a unusual email from Chronos The home was under contract and the buyer left the water on or there was a leak and caused about $10,000 in damage (according to Hud) They migrated some of the damage pressured tested the water and it was back on market I bid a net of $171,000 or so to net (list price was $195) and received an email from Chronos that the minimum acceptable bid was $171, 321 i was able to up my bid to the acceptable amount and now have it under contract This was the first time Chronos directly intervened in a bid The only bad thing is I am only allowed to activate the electricity and not the water and gas Also cash is an option on the contract and they treat hard money as cash Electronic signatures are also acceptable goodbye blue ink

That vendor couldn't possibly (uh oh -- I said it) satisfy the FL lien statute requirements at this point as concerns the new owner.I assume one issue here is nobody is concerned enough about a $600 issue to prioritize it.The problem is that in Florida, a claim of lien relates back to the recorded NOC thereby giving it priority over an intervening interest.

I worked with the one title company I found that would handle such a sale, and the sale was completed (with the help of Tax Title Services).I haven't bought any properties at tax-deed auctions in the intervening years, but I still look at the properties up for auction.
