Many inexperienced investors pass on the deal you listed for the reasons you listed. 

This is what happen when an inexperienced landlord try to be transparent and take their business as a job.

What makes partnerships, especially for new investors, so dangerous is that you end up with someone equally inexperienced und undercapitalized.

Most deals I work, I find that the most inexperienced party in a real estate transaction will end up losing 4-10% of the value of the home in the transaction because they don't know what they are doing. 

I agree with the comments above.Most important is a fully furnished, comfortable property with the basic amenities: coffee, teas, functional kitchen (all utensils, spices, cooking and baking, etc.)

Franchises work for a reason, but inexperienced operators are why they fail.

When you do the turnkey offerings to completely new investors like that, you're going to end up working with a lot of inexperienced investors who blame the turnkey operator for things that are a normal part of the property management business.

It does create problems when you have inexperienced home and business owners in operation and renting to inexperienced homeowners (this STR caters to young travelers coming to the city).
