The lease TWICE states, in conspicuous text (once underlined and once in bold-face) that the Landlord has no duty to pay back the security deposit absent the Tenant providing a forwarding address.

As your concern is about darkness, I agree about some pendant lighting above the counter, as well as under-cabinet lighting such as LED lights or something inconspicuous but effective.

Short of all that, you can hire a contractor to relocate the temperature controls to an inconspicuous location and disconnect the current control to become non-functional.

We do like most others have stated.1) Smartlock deadbolt2) A passage (non-keyed) door knob below deadbolt (so it cannot be locked)3) Mount a combo key box somewhere inconspicuous that has a key to the deadbolt (for emergency)4) Cleaner has a hardcopy key to every property (but still uses her personal dedicated code to enter each one)Have not had an issue for 2.5 years.  

Always try to blend in and be inconspicuous when inspecting properties. 

@Adam Craig I would test in an inconspicuous area and figure out how you want it to look.

I am not saying you should allow tenants to willfully destroy property, but if you think 8-year old carpeting is worth $1000 (unless the guy burned through the subfloor, this is probably a couple hundred dollar repair, tops, swapped from a closet or some other inconspicuous place) and had to consult whether to replace a refrigerator handle (with a warning), I would recommend a little more perspective.

All of these questions need to be answered now, and you should speak to a trusted attorney.Finally, you need to prevent yourself from getting caught in conspicuous consumption trap of buying things you don’t need in order to impress others.
