While this job could be performed remotely, working with my peers in person for at least a year is important to me.

I recommend you go visit a few times to network with local investors or find an investor friendly agent so you can gain local market knowledge, find off market deals and for things such as showings, picture taking or getting accurate comps.

I lived in a college town and student rentals did very well as did STRs for parents coming in to visit their children.

That fire in  1980 burnt 35,000 acres between ukiah CA and Lakeport Ca and only stopped when it got to the pear orchards in lake co.. there was not stopping it.. moved at about 10 to 20 miles per hour.. all over 8 hours.. until you  see it in person you simply cant understand it..

Jace, what specific areas are you investing in?

I you take out a loan your name, an actual person must sign it.

Rare do I hear of recommendations but I do hear people asking.I would think in any big city you think about, a visit to a local NARPEM meeting or 2-3 visits would be a great idea.
