It will help immensely to build a network. 

Keep in mind, the region is immensely sought after, leading to notably low capitalization rates.Positive cash flow from a rental property becomes challenging; however, there remains potential for substantial returns through appreciation.

Up until about 3 yars ago, it seems Tulum was a quiet coastal town, but its grown immensely in tourist and that has attracted the cartels and hence the crime.

@Roberto Kattan- 1) locate a realtor for the  Roch rea thats   familair with  invesment props  ...they can  help immensely    2)  if you will need  to use  financing - make sure ou are  fully pre approved  

What have you seen that has helped your property immensely to stand out from the crowd, outside of your typical “updated” or beach front view with pool cases?

I know it will help to have a mentor and connections to immensely fast track my goal but there was no way I could come up with $40k that time (after reading abit in BP, creative financing sure is interesting!)

(This frustrated me immensely because I was going to pay off a higher interest debt and take the higher payment after the 18 months.)

I’ve found a core group of people that I can trust, and I’ve learned how to evaluate the borrowers and good contracts to use to protect my money, and that's helped me immensely.
