Why set a 600 credit score if it's negotiable?

This does not screw seller and will not hurt your local reputation but i would expect losses ~10% ($50k) or higher.I am established and my reputation may be worth the more costly option.

Hello, It does hurt when this happens.

I could put a down payment for a conventional (20-25%) 550k duplex, but I feel it could hurt my chances of buying as many duplexes in a 5 year period (for example) if I go conventional VS an FHA at 3.5%.
