Harsher outputs forcing stronger inputs and cuts in Q1/Q2.I could see a total of .5bps hit by EOY 2024, then a flush of a bad Q4 data/earnings come out and Jan we're forced to move .5-.75bps getting us to sub 4 and another cutin March forcing us under 3.5/3.75 and mortgage rates hovering 1.5-1.75 over.

I have spoken to my neighbours but they do not know who the HOA board members are ( it is a large complex with 100 + townhouses).It is very strange but it has not proved to be a problem in the past as the management company deal with the properties externally ( eg painting ) and the common parts and have always done so competently and individual oners deal with the inside of the properties.They are now proceeding with the painting without doing anything about the termites.

I successfully run 1 STR and have a 2nd that an inherited PM handles.I have Vrbo and Airbnb they will sync with each other with no external software.I set pricing easily by using the built in tools that Vrbo provides.Automated messages are built into both platforms.Vrbo keeps my calendar slammed, but I take direct bookings as needed, simple to do.I have no additional 3rd party fees to very sucessfuly run and manage my property needing only a a few minutes per week.
