If you join the GYM and don't go, you wasted your fee.The normal entry to the program is at one of the three 2-day Rat-Race to Retirement (R2R) events each year (March, July, & Nov). 

All that time you spent trying to sue a for-profit real estate investor, you could have been at the gym or reading a book to better yourself.

Fair enough, I have partial ownership of a commercial (apartment) building in the Bay Area and I would estimate it as a Class A- to maybe Class B - great location, great tenants, nice amenities (not high end like gym, new pool, community room with big screen TVs, etc), high rents, but building is older (built in 1950s).One investor I saw post that they look at where Starbucks and Costcos are opening and possibly factor that into looking at different markets.

Cold calling is just like going to the gym.

Outside of real estate, I enjoy working out at the gym, woodworking and building furniture, playing tennis and doing any and every DIY project. 

A flyer put up at your local gym, store, work also goes a long way.

The apartments didn't look like Class C but looked to be brand new nice complexes with amenities: pool, gym etc. #1 has been in business for 10 years, not enough for a full estate cycle and #2 said they've been in business since 1988 (or at least some of GPs involved). #2 I may have considered (apartment buildings on SoCal or real estate debt fund).  

How many people pay for a gym membership that they never use.

Fixing a class B doesn't produce amenities that Class A offers, otherwise you're losing sq ft if you add a gym/shower, etc.Anyway, happy to get updates, but I think your leasing will be at 0 for 12 months.
