If I were you, I would first really get brass tacks on numbers for investments, and the second thing I would do is do a discovery phase between you and your family.

One approach that I have not seen included in the discussion is as you are still in the planning phase, you could change your approach and the facts to make it more favorable for your strategy.

One market, near where you are looking, that is still in this phase is the Ocala market. 

Regarding next steps, I agree that the best way to approach this would be to have one person act as boots on the ground and the other person handle the back office related items.

We are just starting to research and plan for a move out to the southeast somewhere, still in early planning phase. 

And I am also in Phase 1, making my deposit in October 2021.

Where do you expect to receive the money to buy out your "partners" in these companies as you drive returns into the ground? 

Is getting a $500 above ground pool worth it? 

Essentially, your new replacement property will consist of (1) a thirty plus year ground lease on the real property you already own; and (2) new capital improvements made on the real property you already own pursuant to the new thirty plus year ground lease.
