This is my first home and I'm really just sitting around grinning from ear to ear as it was only a few months ago that I had myself convinced I'd never be able to afford my own home.The whole process almost seemed too easy and to tell ya the truth, I left a ton of money on the table, yet still came in ahead.

I'm sure @Joshua Dorkin would have a smiling grin on his face while reading your introduction :) I've been hearing since I've started investing that the Texas market is hot.

If the numbers work with a gross revenue of 14,400/yr, then you will only have a bigger grin if you rent it for $1500/mth.

The VA loans stipulates owner occupied so I will grin and bear it for the first year then I can move out.

That's how most politicians do it (LOL).I recall doing bank audits and getting a big grin on my face when I found bank funds going to any relative of any Officers or Directors, most turned out to be justified, but it still got me salivating when found them!

We paid less than the sellers did, and they put about $45K into upgrades not included in their purchase price.Now to sell the TX property.I'm grinning like a s**t salesman that just ate his samples.all cash

*grin* I've been at real-estate long enough now to know that it requires a crap load of crap work to get to those cashing the check glory moments.

You really don't have to do this to many times before the monthly cash flow puts a big grin on your face.Perhaps I prefer this method because of the low stress/slow pace it allows me. 

However, I always say you never want to be working for someone who hates your guts (grin).
